Getting Patents

My buddy and I have come up with a really good idea that we would like to sell to someone and make some money. When we have talked to friends about this they tell us that we need to get patents on the idea before we try to sell it. Otherwise the people buying the idea can get their own patent and then make it on their own. If we get the patent before hand then we have certain rights to our invention and anyone else that wants to use it will have to pay us for it. Now we have to learn how to get a patent.
